Tenancy Fees

Once you have decided on a property, you will need to reserve it by paying a Holding Fee of £300.00. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in.
If the Landlord declines to grant the tenancy, it will be refunded. The fee will not be refunded if you decide not to proceed for any reason or if you fail to provide complete and accurate information in your application which results in it being declined.

Referencing/Administration Fees:

  • £250.00 + VAT (£300.00) for a single applicant
  • £175.00 each + VAT (£210.00) for two applicants
  • £175.00 each + VAT (£210.00) for three applicants

Guarantor Reference Fee:

  • £60.00 + VAT (£72.00) per Guarantor

One month's rent in advance and a deposit (equal to one month's rent + £100.00) will be payable at the commencement of the tenancy. Some of our Landlords specify a different deposit amount; if this is the case for the property you choose, you will be informed in advance. If pets are allowed by the Landlord, further deposit monies will be needed (exact amount to be negotiated in advance between the Landlord/Tenant).

All of the above must be paid in cleared funds prior funds to the tenancy commencement date.

At the end of the tenancy, a Final Inspection Fee of £50.00 plus VAT (£60.00) will apply. This can be paid in advance or deducted from the Deposit held.

Holding Fee:

  • £300 (no VAT applicable) per property for properties with monthly rents < £1000
  • £500 (no VAT applicable) per property for properties with monthly rents > £1000
  • The holding fee serves to secure the property, take it off the rental market, and cancel any booked viewings in order to commence the referencing process of the applicants. The HF is fully refundable on the move-in date; however, it will not be refunded if the tenant decides not to continue with the let or if he/she fails the referencing process.
