Guide for Tenants

Viewings

Viewings can be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff who can give advice and answer any questions you may have.

Reserving the Property

A holding fee will be required in order to secure the property (please see details in Fees). Once you pay the holding fee, we guarantee that all further viewings on the property will stop.

References

In order to make the referencing process very simple, easy to understand, and to ensure minimum delay, our independent referencing company offers online referencing which you can complete in your own time. We will take references on all adults (over 18) moving into a property. As a minimum, we will require satisfactory references from your employer and a previous or current Landlord. We may also require a personal reference, and sometimes a guarantor. In addition, a credit check will be undertaken. Please note that all adults will need to provide ID and proof of address prior to taking occupancy.

Tenancy Terms

Our tenancies are granted for a minimum of 6 months. Longer fixed term tenancies can be arranged at the Tenant or Landlord’s request.

Rent

Rents are normally quoted per calendar month and payable monthly in advance. The Tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs (unless otherwise specified in the property description). All rents are payable by bank standing order.

Deposit

A deposit will be taken on ALL tenancies and it is required prior to occupation (please see details in Fees). For your peace of mind, we ensure that, unless your Landlord is member of a recognised deposit protection scheme, your deposit will be registered with the Deposit Protection Service and you will be provided all Prescribed Information upon your move in date. Maintenance

Where we manage the property, please contact our office and we will report all maintenance issues to your Landlord and arrange for our team of trusted contractors to attend. For your peace of mind, we also provide Tenants with a 24-hour telephone number which can be used to contact us in the event of emergencies outside working hours. If we do not manage the property, you will be provided with all contact details for your Landlord and you must always contact your Landlord directly.
