Fully Managed Service
Rent collection only:
9.5% + VAT
INCLUDES:
- Collect your tenant’s rent and pay it to you by bank transfer each month
- Send you a monthly accounts statement showing your rent payments
- Yearly financial statement at the end of March for the yearly income and expenditure for tax purposes
Tenant find:
70% + VAT of the 1st months’ rent
INCLUDES:
- We use the leading property portals, social media, our office window and signboards to attract potential tenants.
- Carry out viewings.
- Collect and remit the initial month’s rent received and deposit
- Deduct any pre-tenancy invoices.
- Deposit registration (per Security Deposit).
- Arrange safety testing necessary for the tenancy to commence.
- Arrange all tenancy paperwork, including the tenancy agreement.
- Advise all relevant utility providers of changes.
- Forward all tenancy paperwork to assist the landlord in the management of the tenancy from the move-in date.

For a competitive monthly rental commission of just 12% + VAT (14.4%), plus an initial setup fee which includes, Tenancy arrangement, moving in compliance paperwork, referencing, credit checks, inventory, logging deposit and checkout fee. £400 + VAT (£480) for 1-2 bedroom properties, we offer a comprehensive property management solution tailored to your needs. For larger properties (3 bedrooms or more), an additional £25 + VAT applies.

AML Checks AML Compliance Fee: Includes Anti-Money Laundering due diligence, sanctions checks on tenants, and mandatory reporting of suspicious activity to OFSI. All tenancies are screened regardless of rent amount to ensure full regulatory compliance. Detailed records are maintained, and agents adhere to ongoing monitoring and internal processes aligned with current legal obligations.
