Landlord Fees


9.5% + VAT



  • Collect your tenant’s rent and pay it to you by bank transfer each month
  • Send you a monthly accounts statement showing your rent payments
  • Yearly financial statement at the end of March for the yearly income and expenditure for tax purposes


85% + VAT (102%) of the 1st months’ rent)



  • Marketing & advertising on the most efficient property portals, and where possible we will erect a sign board
  • Carry out viewings
  • Collect and remit initial month’s rent received and deposit
  • Deduct any pre-tenancy invoices
  • Deposit registration (per Security Deposit)
  • Arrange safety testing necessary for the tenancy to commence
  • Arrange all tenancy paperwork including tenancy agreement
  • Advise all relevant utility providers of changes
  • Forward all tenancy paperwork to assist the landlord in the management of the tenancy from the move in date
  • Continued support with any questions or advice needed during the tenancy


Monthly rental commission – 12% + VAT (14.4%), alongside the initial set-up fee of £360.00 + VAT (£432.00)  Please ask about our special offers and discounts for multiple Landlords.


All of the Tenant Find services plus:

  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Advise all relevant utility providers of changes at the beginning and end of the tenancy
  • Negotiate and arrange return of the deposit, including handling a dispute with the Government Approved Deposit Scheme
  • Generate Landlord’s end-of-year tax statement
  • Out-of-hours emergency service
  • Arrange rent and legal protection, if needed
  • Tenancy renewals (free of charge)
  • Pay any required bills on the Landlord’s behalf, such as building management, insurance, etc…
  • Undertake regular routine inspections of the property (1st at 3 months, then every 6 months) and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors to quote and carry out works as needed
  • Hold keys throughout the tenancy term
  • Liaise with tenants before, during, and at the end of the Tenancy
  • Negotiate rent increases and tenancy renewals


Dispute Evidence Submittal: £10.00 + VAT (£12.00)
  • In the event of a dispute, this is to cover the cost to post evidence on a memory stick tracked and signed for with The Royal Mail

Single Claim Fee: £30.00 + VAT (£36.00)
  • In the event of the tenant not responding to the DPS request, this is to cover the cost of preparing the Deposit Protection Service Single Claim paperwork and attending a solicitor’s appointment to have it signed

Heater Loan: £65 + VAT (£78.00)
  • We will supply and deliver a portable heater to your property in the event of a boiler breakdown for the full period until the heating is working again
Referral fees from our contractors 10% plus VAT of Invoice value
  • We may from time to time receive referral fees from our contractors of around 10% plus VAT of the invoice total cost for maintenance and certification
Project Management Fee: Invoice value plus 10% plus VAT
  • To project-manage on behalf of the Landlord any property refurbishment works
 Insurance Fee: Invoice value plus 12% plus VAT
  • We may from time to time receive referral fees from our insurance of around 12% plus VAT 

ADDITIONAL SERVICES (Non-Managed Properties):

Tenancy Paperwork: £250.00 + VAT (£300.00)
  • To arrange the necessary paperwork for a new or existing tenancy

Inventory Fee: £250.00 + VAT (£300.00)
  • To carry out a detailed Inventory/Schedule of the condition of an unfurnished property with 4 bedrooms or fewer. Any additional bedrooms will have a surcharge of £25.00 + VAT (£30.00)

Deposit Registration/Release Fee: £30.00 + VAT (£36.00)
  • To protect the tenants’ deposit with the Deposit Protection Service and provide tenants with all relevant compliance paperwork at the commencement of the tenancy. To action the release of the deposit at the end of the Tenancy to the landlord/tenant or both

Serving Possession Notices: £125.00 + Vat (£150.00)
  • To serve your tenant a Section 21 or 8 notice to vacate the property

Rent Increase: £50.00 + VAT (£60.00)
  • To serve your tenant a Section 13 notice to increase the rent
