Navigating the challenges of managing your property portfolios mortgages
As residential letting specialists, we work very closely with a large number of landlords. This gives us a unique insight into the challenges that they face. Having chosen a professionally managed lettings service, means that our landlords have passed to us the vast majority of the hassle of running their portfolio. From finding and liaising with tenants, dealing with queries, chasing any late payments and responding and where appropriate actioning any requests for repairs and maintenance.
One challenge that we are very aware still rests with our landlords is managing the mortgages on their portfolio, particularly challenging for those with multiple properties. Making sure that in each case you are on the best possible deal, potentially switching mortgages when a deal comes to and end and responding to different lending criteria can be a headache. Keeping tabs on the latest deals available and protecting or enhancing your rental yield can be time consuming, at least until now.
At RA Flatt we totally understand the impact of your mortgage repayment on your Gross Rental Yield. We are committed to making sure you have the best possible finance structure and mortgages for your property portfolio each and everyday. We are delighted to make available to our landlords the app “My Mortgage Adviser” provided by Gloucestershire Mortgage Advisor and IFA, Warren & Co. Warren & Co have been helping landlords and homebuyers with their mortgages for over 20 years giving them a deep understanding of landlords.
As soon as you register with My Mortgage Adviser it will automatically upload properties and your current mortgage deal information. The app tracks portfolio performance, identifies and validates equity availability and works away to identify potentially better mortgage deals for your needs. Crucially it also takes account of any potential early repayment charges that you may have.
So, what does the app actually do?
It scours the market weekly for the latest buy-to-let mortgage deals.
It presents your properties all in one accessible place.
It shows you what your potential saving is and highlights the top 5 mortgage deals that are available to you. It takes account of any early repayment penalties are and shows what the interest rate is, what your monthly payment would be, the initial period and what the total fees are – all on one screen.
For each of your properties you have a simple dashboard that tells you how many days you have left on your deal, what the potential saving of switching could be, what your outstanding balance is and what equity you have available (by monitoring your property value).
It allows you to speak directly from the app to a fully qualified Warren & Co Mortgage Adviser.
Warren & Co do not levy any charges for this service as the mortgage lender remunerates them.
With inflation now sitting below the Bank of England target level, market analysts widely predict that we are likely to see two reductions in the base rate between now and the end of the year. These will play a crucial role in enhancing profitability for property investors, especially those with substantial gearing. Lower borrowing costs will reduce the pressure to increase rents, providing much-needed relief to landlords and tenants.
As interest rates decline, affordability requirements for loans are expected to ease, potentially leading to higher LTV (loan-to-value) ratios available to investors. This shift will make financing property purchases more accessible and attractive, encouraging further investment in the sector, which can only be a good thing with rental availability being so tight in Cheltenham and the surrounding areas.
All in all, we think the timing of making this app available to our landlords could not be better. You can download the app here.
