Clear steps for securing your next home with RA Flatt Residential Lettings
We believe renting a property should be straightforward and stress-free. Our process is designed to give you clarity at every stage, from finding the right home to returning the keys. Here’s how it works:
Our process for renting a property
Reserving the Property
Once you’ve viewed a property and are happy to proceed, contact our office immediately to put your interest forward. If your circumstances match the property requirements, we’ll request a holding deposit equal to one week’s rent and ask you to complete an application form.
Once we receive the deposit and form:
- We’ll remove the property from the market
- Cancel all remaining viewings
- Begin the referencing process
References & Checks
All adults (18+) moving into the property must complete online referencing via our independent provider. This keeps the process simple, secure, and quick to complete at your convenience.
We’ll require:
- Employment reference (or accountant reference if self-employed)
- Landlord reference (if currently renting)
- Proof of savings or bank statements (if paying rent from savings)
- Credit check
- Right to Rent checks – photo ID, proof of address, and a share code for UK Right to Rent
In some cases, a guarantor or personal reference may also be required.
Agreement & Rent
Our standard tenancy term is 12 months, although a 6-month term may be available for certain properties.
- Rent is paid monthly in advance by standing order, starting on your tenancy start date.
- Unless stated otherwise, tenants are responsible for Council Tax, utilities, water rates, and internet/phone services.
- All tenancy agreements clearly outline your responsibilities, rent due date, and notice period.
Deposit & Inspections
A security deposit is required before you move in. Unless your landlord is a member of an approved scheme, we’ll register your deposit with the Deposit Protection Service (DPS) and provide all prescribed information on move-in day.
We also conduct regular property inspections:
- First inspection at 3 months
- Follow-up inspections every 6 months
- Additional visits if required to address specific issues
Our aim is to protect the property while supporting you in keeping it well-maintained.
Vacating the Property
If you decide to leave, check your tenancy agreement for the required notice period.
On your final day:
- Return all keys to our office before 11am
- Our inventory clerk will conduct a Final Inspection within 5 working days
- The property should match the condition recorded in the original inventory report (allowing for fair wear and tear)
Once the inspection is complete and we’re satisfied with the property’s condition, we’ll arrange the prompt return of your deposit from the DPS.
