As part of the Tenant Fees Act 2019, landlords and agents can only charge tenants certain fees. At RA Flatt, we are fully compliant with this legislation and believe in being transparent about all costs from the very start.

Before you move in
Holding Deposit – Equivalent to one week’s rent (per property)
The holding deposit secures the property, removes it from the market, and cancels any further viewings while we begin referencing.
The holding deposit will not be refunded if:
- False or misleading information is provided, which reasonably affects the landlord’s decision
- The applicant fails Right to Rent checks
- The applicant decides not to proceed with the tenancy
- The applicant fails to take reasonable steps to enter into the tenancy (e.g. providing referencing details or ensuring referees respond promptly)
The holding deposit is deducted from the first month’s rent, unless the landlord decides not to rent the property (for reasons unrelated to the tenancy).
Security Deposit (per tenancy, rent under £50,000 per year)
Equivalent to five weeks’ rent – covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit (per tenancy, rent of £50,000 or above per year)
Equivalent to six weeks’ rent – covers damages or defaults on the part of the tenant during the tenancy.
During Your Tenancy
Unpaid Rent
Interest charged at 4% above the Bank of England base rate, from the date the rent is due until paid. This is only applied if the rent is more than 14 days in arrears.
Loss of Keys / Security Devices
Charges will depend on the type of key or device provided and the circumstances of the loss. Tenants are responsible for the landlord’s and agent’s reasonable costs of replacement.
Tenancy Amendment – £50.00 (including VAT)
Applicable where a tenant requests a change to the tenancy agreement. This includes, but is not limited to:
• A change of sharer in a joint tenancy
• Adding a pet to the property
• Any change that alters the obligations of the original tenancy
Ending Your Tenancy Early
Early Termination Charge – Rent due until the end of tenancy + £480.00 (including VAT)
If the landlord accepts early termination, this fee covers the landlord’s and agent’s reasonable costs. This includes:
- Lost rent for the remainder of the fixed term
- Remarketing the property and accompanying viewings
- The landlord’s set-up fee for the next tenancy
Late Payment Fee
Interest is charged at 4% above the Bank of England base rate on any rent lawfully due that remains unpaid more than 14 days after the due date. Interest will accrue from the date the rent was due until the date payment is received.
